In this section we will show you how to create a new property to display on your website. 


We will assume you have all the correct login details and access rights to create an article, if not please speak to your administrator or contact the Homeflow Support Team. 


Click “Properties” from the top navigation an d select “Property Add



This will navigate you to the property upload section.

Click “Properties” from the left hand side navigation.

Click “New Property”


 


The page that you will be navigated to will have several tabs along the top of the page, these are different sections that will need to be completed.

 

The first tab called “Details” is broken down into the following;

Basic Details

  • Address

  • Accommodation

  • Energy Efficiency / Environmental Impact 

  • Content

  • Searching

NOTE: All of fields with a red asterisk * are mandatory fields.  

Basic Details:

  • Branch: For franchisees this field will only have the one option. For admin users you will have select from the drop down list. 

  • Property Type: Select a property type from the drop down list.

  • Rooms: Typing in the number of bedrooms is mandatory. You do not have to type in bathrooms or reception rooms, but the option is there for you, should you wish. 

  • Searchable keyword: Not used by the theme (please ignore)

  • Is New Home: Tick if the property is a new home address

  • Display address / title: This would be the address you’d like to appear on the front end of the website.

  • Sub building name: e.g. 'A', 'Unit 8', 'Flat 1'. This identifies the property if it forms part of a larger building

  • Building name: e.g. 'Dunroamin', 'Clarence House'. This will often be blank.

  • Building number: e.g. '23'. The number of the main building on the street. Do not put letters in here, use Sub-building name above for any flat identifier.

  • Sub-street: e.g. 'Grayling Court'. This will often be blank.

  • Street: e.g. 'Boundary Road'. The main street this building is on.

  • Town: e.g. 'London'. The town or city this property is in.

  • County: e.g. 'London'. The town or city this property is in.

  • Postcode: e.g. 'NN6 4DJ'. This is optional, but if entered we can use it to spot duplicates and guess the location. Also, some portals will reject properties without a postcode.


Accommodation 


  • Key Featured: The primary selling points of this property, one per line. We recommend no more than five, and it's best to keep them brief. They will be shown as bullet points on property description pages and PDFs.

  • Square feet: The square footage may be used in advanced searches and will be displayed on property details pages. It will also be displayed in square metres.

  • External Features: These may be used during advanced searches. Only check 'land' if there is significant land.

  • Parking: These may be used during advanced searches.

  • Tenure: This may be used during advanced searches.

  • About the tenure: E.g. 100 years from 1998. This will be shown for sale properties only if you select a tenure above.


Energy Efficiency / Environmental Impact

  • Energy efficiency Rating: The current and potential Energy Efficiency Ratings from 1 to 100.

  • Environmental Impact Rating: The current and potential Environmental Impact Ratings from 1 to 100.

PLEASE NOTE: This does NOT create an EPC chart.

Content:

  • Short Description: This is displayed on search results pages, and above the extended description on details pages. You can change this setting in preferences.

  • Full Description: This is set to be shown on the property details page. You can change this setting in preferences. We recommend not using capitalized text for headings or content.

  • Featured short description: This will be displayed if the property is featured on your homepage or sidebar, and defaults to the short description above. If the short description is used and too long, it will be truncated.

Searching:

Tick the box that applies to the properties.

After completing the above click “Save Property” - located top right and bottom right of the page.




The second tab across is called “Location”

From this section you are able to amend the positioning of the map pin marker, to do so simply drag and drop the pinpointer to the desired location and “Save and confirm location.” - You will also notice the latitude and longitude auto populate. 

 

NOTE: Below the map you will see the address pre populated from the previous section. You are able to amend from this section should you need to. 

You will need to select either “Sale” (3rd tab) or “Letting” (4th tab) depending on the status. Only one of these will need to be completed. 

Sale:

Basic information

  • Your Reference - An internal reference number or code for this sale, if you have one.

  • Price - The price of the property and any qualifer.

  • Currency code - Please select GBP

  • Vendor would accept - The minimum price the vendor would accept.

  • Instructed on - On what date was this sale instructed? If there is not a date picker tool on this field please enter dates in the following format 'dd/mm/yyyy'

  • Branch? - This can differ from the branch the property is assigned to.

Contract, boards and access

  • Commission rate - The commission rate for this sale, as a percentage.

  • Commissions notes - Any extra notes regarding the commission on this sale.

  • Contract type - Select from drop down

  • Boards and access - Tick boxes

Status

  • Publish this property? - Use this to change the visibility of the property on your website and in data feeds.

  • Sale Status - Note that this *does not* affect the visibility of the property on your website. The text in brackets is what users of the site will see if the property is published.

  • Exclude from feeds - Select this to allow or prevent this letting from appearing in your automatic feeds.

  • Archive this sale 

Notes

  • You can use this for any general private notes regarding the sale.

Misc - Does NOT populate onto website

  • On market at - What date was this property on the market? If there is not a date picker tool on this field please enter dates in the following format 'dd/mm/yyyy'

  • Sale agreed at - What date was the sale agreed? If there is not a date picker tool on this field please enter dates in the following format 'dd/mm/yyyy'

  • Completion at - What date was the sale completed? If there is not a date picker tool on this field please enter dates in the following format 'dd/mm/yyyy'

  • Withdrawal at - What date was the sale withdrawn? If there is not a date picker tool on this field please enter dates in the following format 'dd/mm/yyyy'

Click “Save Sale”

Lettings

Basic information

  • Your Reference - An internal reference number or code for this sale, if you have one.

  • Rent - (per) and select from 3 options

  • Deposit - (can be left blank)

  • Single room let - Tick box if required.

  • Price qualifier - Select from Select from drop down 

  • Branch? - This can differ from the branch the property is assigned to.


Detailed Information

  • Available on - On what date will this letting be available?

  • Administration fee - This is a text box, so please write exactly what you want to appear: for example, include a pound sign (£) and details about VAT.

  • About the tenants - Select from tick boxes

  • About the letting - Select from tick boxes

  • Pets and smoking - Select from tick boxes

  • Furnishings - Select from tick boxes (Check all that apply. Lettings with no checked boxes will only appear in searches with no specific furnishing requirements.)

Status and visibility

  • Publish this property? - Use this to change the visibility of the property on your website and in data feeds.

  • Letting status - Note that this *does not* affect the visibility of the property on your website. The text in brackets is what users of the site will see if the property is published.

  • Exclude from fees - Select this to allow or prevent this letting from appearing in your automatic feeds. 

Boards and access

  • Boards and access - Select  box

Notes

  • Notes - You can use this for any general private notes regarding the letting.


Click “Save Letting”


Photos

To add photos simply click “Choose file” from the “Add photo” section and upload the image from your computer.

You will need to add a “caption” for the image and click “Save Photo” 

* Note: You can reorder the images by simply dragging and dropping the images. 

Floorplans

To add a floor plan simply select “Choose file” and upload an image from your computer. You will need to add a “caption” for the image and click “Save Photo” 

*Note: You are not able to re-order the floorplans, so please upload the floorplans in the order you would like them to appear.  


Downloads

In the download section you are able to upload;

  • Property Details

  • EPC Graph

  • HIP

  • Home report

  • Virtual Tour

To do so, simply select a file from your computer. Select one of the options from the drop down options from the “Category” Section. 

You will need to add a “caption” for the image and click “Save Photo” 


  • Remote Assets (not used by Belvoir)

Downloads are files that are sent to us and we make a HF copy. E.g. think EPC images or property brochures.

Remote assets are files that are only ever linked to and not downloaded. Could be brochures but more likely streaming video files.

Comments

Comments on the property made by the staff member and can be shown on the property on front end but typically not used in themes.

Associated staff

Simply click on the name of the staff member you would like associated with the property you are uploading.
